Charm
Charm
It has a type of Old World Charm rarely found in suburban settings.
GREENWOOD TERRACE was built in 1922. Although unconfirmed, the story we’ve been told is that it originally was built as a country retreat for wealthy Philadelphians. Whether or not that’s true, the building has an undeniable esthetic appeal which is just not found in younger buildings.
The stone and brick facade and many architectural details such as the stone cornice and capstones the copper downspouts with decorative straps, the impressive stone entry archways, balconies with beautiful wrought iron railings, etc. contribute to that charm and beauty on the exterior. The apartment interiors give the same feeling with architectural details such as crown molding, built-in book cases, balcony doors with floor-to-ceiling multi-paneled sidelights and the roominess of separate pantries and dining rooms that have generally been lost to an earlier age.

Having been built when construction costs were far more moderate, the construction exceeds requirements for soundness. All floors and the roof deck are 4 - 5 inches of concrete, all partitions even within apartments are masonry with plaster on metal lath. No wood framing nor dry-wall (not used extensively until after WW II) was used. Its construction adds considerably to characteristics of fire-resistance and sound attenuation.

Under prior ownership the building was generally ignored and endured a period of decline. The charm was still evident, but fading, under layers of neglect and disrepair.
In October, 1995 the building was purchased by the present owner, ELS Associates, operated by Al Shapiro. Since then it has undergone an intensive restoration. The improvements have gone deeper than the usual surface cosmetic renovations. The mechanical and structural parts of the building were brought up to date as well. GREENWOOD TERRACE now boasts new elevators, new domestic hot water heating system, newly pointed and cleaned brick and stone facades, new fire-alarm system, new insulating windows, new central-air (in most apartments), new lobbies, newly carpeted and painted hallways, new fixtures, new security system, new landscaping and signage as well as other improvements. As each apartment has been vacated, the baths and kitchens have been modernized, with the larger apartments (all two-bedroom and most one-bedroom units) getting dish-washers and built-in microwave ovens. The hardwood floors have been sanded and refinished to restore their original sparkling beauty.
The underlying charm has been uncovered and restored. And the conveniences have attained an up-to-the-minute level.

Management
The management style is to be attentive to maintenance and to tenants. The building is owner-managed and, with Tom Stanton as the Resident Manager, it is responsive to any needed repairs or residents’ needs.

- Exit at Route #611 South
- Continue south past the town of Abington, into the town of Jenkintown
- Turn right at West Avenue (bank on one corner, Oswald Drugs on another corner)
- Left onto Florence Avenue for 1 block
- Right onto Greenwood Avenue
- GREENWOOD TERRACE is on right
From Philadelphia (or from south)
- North on Broad Street
- Continue past large intersection at Ogontz Avenue
- Half-right onto Old York Road which is Route #611
- North on Route #611 past city of Philadelphia, past town of ElkinsPark
- After crossing Route #73 proceed to 4th light and turn left onto West Avenue
- Continue as directed above.
West on Schuylkill Expressway (Route #76)
- Exit (turn right) at City Line Avenue bridge and cross bridge
- Follow signs onto Lincoln Drive
- After 2nd light, take first right
- At 1st light turn left onto Wayne Avenue
- At 2nd light turn right onto Washington Lane
- Continue beyond Philadelphia city limits, beyond large intersection at Cheltenham Avenue
- At light where Route #73 turns right, turn left onto Township Line Road
- At 1st light continue through intersection and take the very next right onto Greenwood Avenue
- At end of block, just before reaching Florence Avenue, see GREENWOOD TERRACE on left.
